Legal Question in Real Estate Law in Connecticut

Can a spouse rent (execute listing agreement & leases) a property in CT that they both own together, on behalf of their spouse that is very ill, but still coherent? Said property owned together, in joint tenancy, in Connecticut? Note: 1st spouse (wife) also has P.O.A. for 2nd spouse (husband); (both CT residents).

Yes. I am assuming the POA is a durable one, i.e., one that states it survives the incapacity of the person granting the power. Even if it isn't, if the other party is coherent, and can physically sign the lease, then fine.
