Your lease controls the agreements between the parties. If you can prove (with actual evidence that is admissible in Court) that the security deposit claim is wrong, then you can collect back any imposed claims and attorney's fees. If your lease allows for you to be responsible for the loss of the tenant for the apartment's condition and she can prove that, then you may suffer a counter claim if your lawsuit is filed. As Mr. Slater suggests, hire an attorney.
