does my step father have the right to take the air condioning from the house. He has life tenancy and my mother left him all her possessions. But he chose to repair the air conditioningsystem himself so can he really take that with him or is it considered a part of the house

If the air conditioning system was in the house at the beginning of his occupancy then it must be left when he leaves. He has a statutory responsibility to maintain the residence and all of the appliances during the term of the life tenancy. He did not do anything that was not required of him.
