Property Rental with a Realtor

My parents requested the assistance of a realtor to rent their property. No contract was signed and when my parents finally founda tenant on ther own the reltor stated that he had retained a deposit 3 wks ago for less than they requested. He stated that there was a contract but does not have the document. Are we forced to sign the lease even though it is for less money and the realtor already gave the okay to the tenant to move in with no signed lease.

No -- you are not forced to sign the lease. He had no authority to rent the property and, in any event, all such agreements concerning property must be in writing. No writing, no deal.
