A Quitclaim Deed in Florida

If a person used a false name to sign a quitclaim Deed, is it valid in Florida? For example, the correct surname is ''Brown-Obama'' but the witness name was ''Obama''.

what you describe seems more like a scriviner's error, or at least a non-material error. (A witness)

If the person you refer to is the one who is transferring the property, then the signature must match the name on the original deed.
