My friend upon his death will have $100,000 that he wants to have distributed monthly in amounts of $l,500 for the purpose of maintaining a condo. How would he go about this?

Create a trust, fund it (either during life or upon his death), and give the trustee the instructions to make payments to maintain the condo.

But why does your friend want to maintain a condo after his death? Who gets the condo and who will be living there?

Wow, tough to answer with such limited information...option 1.) buy an annuity

2.) purchase cd's that will ladder

3.) fund a trust with instructions

4.) create a testamentary trust in a will such that the trrust gets funded at death with instructions

The real question is what is your friend trying to accomplish? Is he giving the condo to a son and wants to make sure the maintenance fees are paid for the next 5 to 7 years? What happens then? I would advise as always that your friend consult with an experienced estate planning attorney so that his estate plan is sensible in its layout. Hope this helps.
