Obviously your step mother needs to be in a law office with a lawyer reviewing documents BEFORE the court date for the eviction, and now having her stepson ask a generakl question online that cannot possibly be answered without a review of the actual documents. From what little you did post, a landowner can usually remove anyone from their land with proper notice. Your stepmom should already be in a lawyer's office to determine what that notice is.
