breaking a lease

after moving into a house in may 2007, my husband and i have had constant problems with our landlord. the house wasnt cleaned when we moved in, there are holes in our ceilings, pest problems, heating/ac problems, severe electrical problems, etc. we have called our landlord repeatedly and he will not answer or return our phonecalls. we have decided to move and break the lease since we do not feel safe living in the house. it has way too many problems that we should not be responsible for. our landlord is now angry that we are moving and is saying that we will be responsible for the remainder of the lease and rent payments. in our lease however, he signed it, but the contract states that it is between my husband and the landlord's business partner. we think maybe this voids the whole contract?? are we in the wrong? we feel that he should have had to hold up his end of the deal by making sure the house is safe and kept up to codes, and he has not done that. do you think we could fight this?

Assuming the landlord is responsible for repairing/resolving your issues with the house in the lease, you would then have a solid argument that the landlord breached the lease, which would then allow you to terminate the lease and move out. I'm not sure what you mean by voiding the lease because of the business partner issue. You may want to have a local attorney review the lease and also advise you on any issues.
