Legal Question in Landlord & Tenant Law in Georgia

My mother rented a house for five years but certain rental obligations were not met. There was no walkthrough before she moved in to access any damages or broken items in the home. The obligation in the lease for the landlady to do the lawn was only done approximately only 6-8 times over that five year period. When she gave thirty days notice that she was moving out at the first of may, the landlady claims to not remember nor can she remember the 300$ deposit when she first moved in. The moment my mom left there was no walkthrough of any new damage only problems she saw in the house that have been there before she even moved into the house. I'm very sure the handling of this situation is a legal problem which is why I'm seeking help with as many details as possible.
