Legal Question in Landlord & Tenant Law in Georgia

Rug Is Getting Pulled Out From Under ME...

My roommate and I have lived at the currant rental for almost 2 yrs. We had a verbal agreement that he would pay the rent and I would pay all other expenses. I just got in the mail today a 3 days to pay or relinquish the property. It turns out that he owes 950.00 in back rent that I had no idea of. The lease is in both of our names, his as the primary. My question is what are my rights and if he cant pay do we have 30 days to move out? I need to know what the laws and rights are. And is there anything I can do to save my name from credit default??

The landlord does not care about who agreed to be responsible for what. If you don't move after the expiration of the deadline, the landlord will presumably file a dispossessory (eviction) against one or both of you. You would then have the option of answering and having a court date set to contest the eviction. You can save any negative treatment to your credit by paying the rent. Again, you both signed the lease and are both responsible for paying rent.
