1. Are 12-mo RENEWABLE rental agreements enforceable in court?

2. If I give a renter a 12-mo. RENEWABLE lease agreement with a min. 60-day notice to vacate, will the court judge enforce the payment of rent and hold the tenant to the contract's stated consequences if he breaches this policy by staying in the rental property one week past his 12-mo. lease renewal date and then vacates without giving ANY notice at all?

There is no way to tell you if your specific lease is enforceable because we do not have it to review. In general, the term you mentioned can be enforceable to some extent - for example, to the extent of 60 days rent, but not a years rent. You did not tell us what the "consequences" are.
