You bring the deed to a lawyer.

The answer depends on the wording of the deed.

If their is a proper survivorship clause, you legally have to do nothing, but will help explain the change in title by having a lawyer draft and record an affidavit.

If there is no such clause, you need to probate his estate. Depending on who his legal heirs are and whether there is a will, and what debt is owed, an assent to devise, or a deed, may be proper.
