Heir to Heir Property

How does one go about finding a deed to property that was given to a share cropper as heir to heir? [Originally 50 acres now 10 how did that happen?] Also who can build on this property? Can someone outside the family pay taxes to try to take this property?

The quickest way is to find someone in the county where the land is located who is familiar with that county's deed record room. The local mortgage company will probably be a good start, since they have titles checked all the time.
