Security deposit that is non refundable. How should the wording be indicated ?

Which ever party you are, you need to employ an attorney to assist you. Drafting a contract, or part of one is outside the scope of this forum; however, the fee to have an attorney perform that service for you is likely to be small and provide you with the assurance that the contract is enforceable.
