Who gets the money?

My friend died in January. Her wicked sister got a power of attorney and a quick claimed deed while my friend was still alive, converting title of friends property to herself. Now that my friend has passed on her good sister wants to sell the house and divide the money. The good sister seems to remember a will. The wicked sister said no will exsisted. Are there laws regarding power of attorney and converting assets to oneself? How can the good sister contest the power of attorney, the quick claim and the division of the estate?
