Assuming that there is no joint tenancy with survivorship involved, You need to open an estate and then the personal representative can issue a deed.

Beneficiaries? Is this inherited by will, trust survivorship, or what? If by will Mssrs. Dobra and Padove are right. If the property was in a trust and you were named a beneficiary, then you may only have to contact the trustee to advise passing of the prior beneficiary and sign whatever the trustee needs to continue the trust or, if the person who passed was also the trustee, you need to check the trust document to see who would be the successor, and if there is no successor provision, you may have to apply to court.
