What consitutes an estate?

My mother recently passed away and there is some confusion as to what would be included in her estate. She left no will. There are 3 living children and one deceased. My mother quit claimed the house to all 4 kids. Her investments are listed to the 3 surviving children except for a money market account that is by estate and her car. Since my sister is deceased is my niece heir to the money market and the car. We have never done this before and want to be fair to all involved.

Your sister's share goes into her estate and passes to her heirs.
