Title change for property of a deceased person

Surviving parent passed away with out a will. What is the procedure to legally change the title of property to the surviving adult child?

In a typical situation such as the one you describe above, you will have to open a probate in court and transfer title through probate.

Assuming the surviving child was not a joint tenant, I can usually make this transfer while avoiding probate.
