Legal Question in Intellectual Property in India

i have bought a underconstruction flat through resale from a known person of mine but not go through any agreement . i have given him all the pay ments timely.

then i have told him for the transfer procedure because i want to transfer the flat in my name.then buyer and his broker said that it is the matter of society so it will take some time. i have waited for three months bot transfer has not happen. after the 3 months he has given me the agreement to sell for my satisfaction.but broker said transfer is going on it will take some time.now it has 8 months from the deal till the transfer is not happened.now what will i do and how long i have to wait i don't know?

what action i can take in this matter.please suggest me............

If you have not verified whether the owner of the flat who sold it to you is genuine by checking all the ownership documents, in all likelihood you have been cheated. You should immediately ask for return of all your monies as this looks to be a bogus sale.
