Legal Question in Real Estate Law in India

My father in law had purchased a room under pagdi system from a friend after fully paying the agreed value. However, he had not paid the pagdi component to the landlord. Subsequently he passed away and my wife continued paying the rent on that room. However, as the pagdi component to the landlord was not paid, he continued to issue the rent receipts in the friend�s (earlier tenant�s) name.

Now, the landlord is asking us for the pagdi component following which he has agreed to issue the subsequent rent receipts in my wife�s name. While we have agreed to pay the amount, he says that he will not issue any letter or make agreement for transfer of the room. He says that after getting the pagdi amount from us, all he will do is start issuing the rent receipts in my wife�s name.

My question is, is this the only documentation that happens? Is there any other documentation that I should have like an agreement with the landlord, etc.?

Your landlord may be correct.

Check with lawyer dealing with such matters.
