( pagdi house trasnfer procedure)

Hi,

I am staying with my father in a pagdi house in Ghatkopar mumbai , for last 20 yrs, My father has been staying here since last 50 yrs. At present the flat is in the name of my grand father,with my father as a joint holder. My father has 2 sisters married before 1970, Now my father wants to transfer the tenancy rights into my name with his, removing my late grandfathers name,

1)What are the legal requirement for the Landlord in the same?

2) In my grandfather WILL, he has mentioned about his daughters are not entitled for any property?( though not mentioned specifically about this house per se, he has mentioned in general). Do i still require no objection from my father's sisters for the same?

Generally, landlords take some money for change of name on rent receipt.
