Legal Question in Real Estate Law in India
I was the first nominee (followed by my children) of my husbands self acquired house. After my husbands death the Housing society has transferred the house to my name. My husband did not make a will.
I wish to sell the property and divide it among my children. Am I the absolute owner to dispose of the property or do I need all my children's permission/signatures to do so.

your husband had died intestate so all the children also are the co sharers in the property and in case they are major, their permission is required.

You are not the absolute owner.
All the heirs should be party to sell the property.
