Legal Question in Wills and Trusts in India

I want to transfer my property to my 2 sons after my death. I want to know the best option to do so. Should I go for a WILL or GIFT DEED or a SETTLEMENT AGREEMENT ?? I don't want my 2 sons to go to court & get probate & spend money & time. Which of the above is the simplest & least expensive ?? Thank you.
