sisters vs aunt

My two sisters and I have 50% interest in my dad's estate. He passed away in 2000.There was no written will by my father and the property and land in question was willed to him and his,survived,sister.She resides in the house now,and also has been living there with my dad many years before his death.There is no lean on the property and she doesn't pay us anything for rent.The property taxes has not been paid since 1999. So to get to the question, who is responsible for these taxes? What legal documents or action should my sisters and I complete to keep our half of the interest safe? Thank You!

you are required by law to file an Affidavit of Descent in your County clerk's office. You will need an attorney to prepare the document for you. If you are okay with your aunt residing there, you should discuss rental payments, taxes, insurance, maintenance ans upkeep with her, because you are all responsible for those things. If you would prefer to sell the property that can either be done by agreement with your aunt or you can force a sale through a partition lawsuit filed in the circuit court of the county where the property is located.
