Legal Question in Wills and Trusts in Louisiana

Myself and My sister are doing a lease purchase agreememt. Now she states if I pay for her homeowners insurance which is an addition 336.00 a month, she states if anything happens to her, she would put in writing that in the event she would die the house will be given to me. The question I have is she has 3 chrildren all over the age of 21.is This legal and safe for me to do?

So you are selling the house to your sister on a lease purchase? 336 @ month seems mighty high. What are the payments she is making to you? Why not just let her live there and she pay the homeowners insurance and then you will still own the house? But I am sure I misread this question and you will clear it up.
