Assignment contract
Does an assignment contract allow a person to flip a house at the closing table to someone else for more money or do that third party assume that contract under the same terms and agreements?

The answer may depend on the terms of the contract. If the contract does not restict assignment by the "purchaser", a 3rd party could purchase at a higher price.
