Legal Question in Landlord & Tenant Law in Massachusetts

As a landlord in Mass, with the plan to sell the house in next year, what's my best option to create a new lease? shall I do "tenant at will" or to create a clause in a one-year lease (Nov - Oct) for 60-day notice early termination?

Based only on the limited information in your post, my advice would be to execute a written month-to-month tenancy-at-will. You will not be able to pinpoint the month that your house will sell, and this would provide you with more flexibility.
