Legal Question in Landlord & Tenant Law in Massachusetts

my name is peter i signed a lease w/ two other people to rent a house back in april our lease doesn,t end til april 2010 one roomate got full custody of his daughter on the weekends and had to move to a new apartment that has that was suitable for his daughter he found a place that can provide a lead certificate closer to his work and a babysitter. he is currently still paying on our lease but wants to terminate his end of the lease our landlord does not have a lead certificate for the house and never provided us w/ any disclosure stating there was lead in the house. the landlord said he is bound by the contract and can't break the lease. should my roomate be aloud to break the lease or should he have to stay in the lease. i would like to leave as well but our 3rd roomate does not want to move out i've been told unless they agree to let us terminate our lease we're stuck what can we do or should we do. thank you for your time.
