How do I go about filing a claim against my commercial neighbor under the Mass. state laws of adverse possession?

You've got to retain a lawyer. Don't throw your case away by trying to do it yourself. You'll get far more by way of recovery if you do succeed by hiring a lawyer than you could ever hope to save by not hiring one.
