condo owners assocation

It is a weekly rental place and he does not rent his 2 cottages. He has not paid maintence costs for 3 years. What are our legal options for payment ? Can we stop him from entering the property until payment has been made? and would he be responable for legal fees?

I am assuming the property is located in MA. If not you need to contact a NY attorney. There is a specific super lien law in MA that allows you to sue him and foreclose against owners property but you only get a superior lien to any other lienholders for the last six months and you can recover attorneys fees.
