Legal Question in Real Estate Law in Massachusetts

Nominee Trust, on a property facing Foreclosure. the trustee refuses to pay taxes. the trustee put her child the beneficiary at the age of 10 the child is now 20 and the trustee wont give her the copy of the schedule of beneficiaries. Is there any way for the Beneficiary to prove it is theirs. if the place foreclosures will it effect the beneficiary because it is rightfully their property? can the beneficiary return sue the trustee as such stated is the trustee's duty to take care of the property including pay taxes and informing the beneficiary of the 7 years of unpaid taxes?

Trustee is not required to fund the Trust's expenses. You as a beneficiary can pay the taxes. As to your rights as a beneficiary, if the Trustee is Settlor, they usually retain the right to change the beneficiaries.
