Legal Question in Real Estate Law in Massachusetts

Smoke detector certificate & intra-family transfer

My brother and I own the house I live in. If I buy my brother's half interest and record the deed, do I need to get a smoke detector certificate? What could be the result if I don't get a smoke detector certificate? No financing will be involved. Getting the certificate involves making and keeping an appointment and it is a slight bother. My question is, as a practical matter what, if anything, would happen if I recorded the deed without having obtained a smoke detector certificate? Is there a fine? Is there a penalty? Does the local fire department review recent recordings of deeds?

Re: Smoke detector certificate & intra-family transfer

The short answer is no you don't need it at all and they won't check records. It's only when you transfer to someone outside family
