Legal Question in Landlord & Tenant Law in Michigan

last months rent
We have a lease starting Aug 2008 to July 2009. We collected first and last months rent and a security deposit. The tenant wants to stay another year and he feels he should get July 2009 rent free. We feel last months rent should be carried over to the last month of tenancy. We have agreed to lower the rent $50 and will be signing a new lease for this. If we give him July 2009 rent free shouldn't we expect first and last months rent again with the new lease signing in Aug 2009?
