Dispute of closing

Verbal agreement to sell small piece of land.Purchaser to pay for all fees including fee to get property free of lien. Purchaser gave check . Did not finilize. Almost three years later. Purchaser has 2 storage sheds, dog kennel, tree fort on property. seller continues to pay taxes. Seller wants to reclaim property. Seller has returned check. can he legally do this

The statute of frauds requires agreements to buy and sell property to be in writing to be enforceable. I do not believe you have any recourse here.
