Legal Question in Landlord & Tenant Law in Minnesota

I am a college student who was going to get an apartment with 2 other friends fall of 2011( we were trying to find 1 more and add them too the lease), but me and my other friend decided we didn't want to live with the 3rd roommate, and so our 3rd roommate found replacements for us. The 3 of us signed a lease but, We were told that our lease would not be valid till the parent lease was signed and returned. And they were not sent in. And now our landlord is saying we cannot switch people and that there are administrative costs, and that we need to cancel our lease? Can he do that? I don't see why he can't just cant have the 2 new girls sign the lease, and take us off?
