Legal Question in Real Estate Law in Nevada

Property owner vs Property management company

I have a property management co. who oversees my rental. It was brand new when I turned it over to them and since I have had two tenants in there and both have abandoned the property with less than a week notice, did not fullfill their lease obligation and damaged the home & outside extensively. It has been 7 months since the last tenant left and repairs are not complete. I told the property management company no pets - no smokers and no heavy objects on the cement as it has no rebar and will crack...All of which were ignored. There were no inspections either. There has been a big lack of communication on their part - promise of return calls that never come... I want to retain a Lawyer and sue them. What are my rights?

Re: Property owner vs Property management company

This would involve negligence and breach of contract. However, a property manager does not guaranty the behavior of a tenant. You need to sue the tenants. You would have to hire an expert in property management to testify that your property manager fell below the standard of care of a Las Vegas property manager.
