Legal Question in Real Estate Law in Nevada

Severance of Joint Tenancy from unwilling partner

How does a Joint Tenant release themselves from financial liability as well as liability of damage done to Real Property when the other Tenant is abusive, destructive and unwilling to cooperate in anyway. He also refuses to accept a Quit Claim or grant the same.

Please advise of steps to acheive this .
