Legal Question in Criminal Law in New Jersey

There are several abandoned jails, hospitals, and mental institutions in New Jersey and I would like to visit some to make a documentary. Is it legal to simply go inside the buildings and begin to film, and if not, what legal action can be taken against me if there has been to vandalism or theft?

Trespass is the most common charge brought even if there is no theft or vandalism.

It is best to seek permission to avoid trouble plus many of the abandoned facilities are in bad shape physically and have health condition risks, e.g., asbestos.
