Legal Question in Real Estate Law in New Jersey

I have a comercial tenant whom is six months behind in her rent. I have been tring to work with her to no avale. Do I have the right to lock her out until she pays down her debt.

No. You must go through legal process to evict her, following all statutory and other legal requirements.

You should consult a landlord/tenant lawyer who does lots of eviction work. That lawyer would be familiar with all the requirements, and would also probably be more economical that going to just any lawyer.

You need to enforce by an eviction lawsuit in court. There are a lot of things to consider when you have a tenant who is not paying, and I would be happy to go over this with you. Before you take action, you want to know what the law is and what your options are. You want to plan your best strategy to get the rent paid, or to get the store back and rent to someone who WILL pay the rent.
