Legal Question in Real Estate Law in New Jersey

I had a final walkthru on house before closing and due to a rainy day, found garage was leaking getting water inside large puddles on floor coming up from all sides, therefore rotting walls and framing. Not known to me, nor found during inspection. I refused to close until getting estimates. After several estimates all saying that the garage needed to be replaced at a cost of $25,000, due to poor drainage, and rotted out. The sellers have no money and have to bring 50,000 to the table to close. My attorney said they could keep my deposit if inclined, if I dont close. This does not seem fair, what is walk thru for if you cannot recoup damages not known or incurred later?
