Hi:

If you are selling on your own, and someone makes a bid that is to your liking, then you need a writing that memorializes the transaction for the review of both of your attorneys.

Are you asking if an offer must be in writing from the buyer. It is better practice to get it in writing. There is no firm contract unless both seller and buyer sign the contract. In NJ there is also what we call attorney review, where the contract can be amended. I am a real estate attorney. If you have questions I will be very happy to answer them.
