Legal Question in Wills and Trusts in New Jersey

My sister is executrix of our mom's estate. Our mom's house is clear of mortgage but was left to 5 children, 2 stepchildren. Five children want to rent to own to our nephew, 2 steps want it sold now. We have appraisal and want to buy 2 steps out, less taxes, legal fees, executrix fees, real estate fees, appraisal fee, etc. If they don't accept buyout, does executrix now control outcome or do we have to sell even though it might sit on the market for a long time when we can rent to own with income to pay expenses for property?

The heirs have control. You, the five of you, must instruct the executrix of your wishes in a meeting attended by your attorney.
