Legal Question in Landlord & Tenant Law in New York

Lease

My boyfriend and I both signed a year lease for a house. He recently moved out and still has to pay half the rent til the lease is over. My question is is there a time that after a certain amount of days without living on the property that he loses his rights to the property? He is threatening to have parties all the time here and everything. Is there a law that even though he is on the lease and paying rent but not living there that states that after 30 days or whatever that he cant legally step on the property again or enter the house?

If he is paying rent and is on the lease he has a right of possession. However, he does not have the right to disturb the peace and have parties 24 hours a day.
