Legal Question in Real Estate Law in New York

Hello,

I live in NYC and am renting a commercial and a residential space from my landlord. The commercial space is a business I opened up two years ago and the residential is my home. I recently found out they are going to destroy both buildings. My business has just now started to make money and make a name for it. And on top of everything a friend who knows space regulations thinks the commercial space they are renting out to me might be an illegal space! And the last problem with the commercial space is we have had leaks and they get fixed and then they come back. The leaks we have now have not been fixed in 2 months and my business has lost money due to them. My questions are, what are my rights? They want me to leave my commercial space in 4 months and my residential space in 6 months by the latest. Do I have a case against them, especially if my commercial space turns out to be illegal? And their negligence has caused me to loose money. Any help is much appreciated. As well as what kind of lawyer should I use if I decide to take legal action against them, that is if there is even a case.
