Legal Question in Business Law in North Carolina

Have a lease in a small mall in NC, we have been there for 6 months. We have a contract saying we pay the owners 25% of sales. Mall is under new management and now they are trying to make us pay for electickity. They say that it is in our contract, but the one I have they have intinaled saying we only pay 25% of sales
