Legal Question in Real Estate Law in North Carolina

What to do with false square footage?

I recently bought a house advertised as 2336 square foot. After closing the house I received a copy of my house appraisal and the square footage was 220 square foot less than what was advertised. Bringing this to the attention of my realtor her broker and the listing agent and her broker they came to remeasure the house. They came up with the same numbers as the appraiser. Now I paid more per square foot for the house than I wanted to. Is there any recourse to any party involved considering the house was fasley advertised? I paid 240,500 for the house and I thought I was getting the house for 102.95 per sq ft. I ended up paying 113.66 per square foot. I know that there is a 5% error range that the real estate committee allows for mis-measurement.

Re: What to do with false square footage?

Whether you have recourse depends on exactly how they portrayed the square footage. If they definitively represented the square footage, then there was a misrepresentation as to the square footage, and you should have a claim. You may need the assistance of an attorney.
