My apartment was broke into and the door frame was damaged. My landlord gave me the option of either me fixing it and taking on the cost or him fixing it and then if something happens again I am automatically evicted. He has replaced my deadbolt twice in 4 months, however, there was no damage to them, they just quit working. Also, he says being as it was ''possibly'' someone I know who broke in it's a domestic problem and is not responsible.

Tell him if he doesn't secure the building, you will sue him for failing to maintain quiet enjoyment of the premises. Meantime, get renter's ins. (it's cheap) and make a claim on LL's insurance for door damage.
