Real Estate Agents Rights

A friend of mine is trying to sell her house. A person backed out of the deal. Her real estate agent is going in & doing improvements on the house to make it sell faster. They have a buyer interested now. With the improvements (which she did not okay), the agent is raising the price which would put it out of the interested buyer's range. Is she liable for the improvements & what can she do about this situation?

She controls the purchase price. It is up to her what price she will accept; not the agent. As for the improvements, if she did not authorize or consent to the improvements, she is not required to pay for them. If she knew what the agent was doing, and didn't direct the agent to stop, then she may have some liability, but it would depend on the circumstances.
