Legal Question in Elder Law in Pennsylvania

Selling the house

My mother is currently in a nursing home due to Alzheimer's. I (I have power of attorney already) am trying to sell her house. This house is in poor condition and the realtor's appraisal is 25-30K and she has said if I get an offer of 20K, I should take it.

A man who ''flips'' houses has offered 20K for the house and 10K in cash to me. I would use this money to provide for my mom's expenses that are not covered at the nursing home (clothes, personal care items, glasses, dentures, etc) for the duration of her life.

My question is this ~ can I be arrested over this if it were ever found out? And if I could be arrested over this, would I go to jail? Or is the punishment for this sort of thing probation and restitution?
