Probably not. First who is the current owner of the property? Some one has been paying the real estate taxes. Or it may have been sold for taxes. To have the property transferred to you the current owner which for we know could be your great aunts estate needs to prepare a deed that transfers ownership to you. You should actually prefer a warranty deed as opposed to a quitclaim deed. To answer you question with a lot more precision you'd actually have to talk to an attorney. There are a lot of important facts you hqaven't included.
